Perfect property manager (+ coach!) for a first time landlord!

When I purchased my first rental property a 3 years ago, I spent a lot of time researching property managers. I called and interviewed a wide range of PMs, from local area “big” proper managers with a small army of staff, to really large tech companies who provide property management services, and then I came across Greg/Authentic Property Management on Yelp. I asked the same set of questions to all PMs I interviewed and Greg was the ONLY one who took the time to explain to me how things work, what to look out for when we evaluate tenants, where things could go wrong and examples of what he’s done in the past to help solve issues.

For me, it was not as much about the rate he charged (which obviously still matters and Greg was very fair), but it was more about finding someone who is very seasoned, is very hands on personally, can be patient with me (as a new landlord) and can teach me things about being a property investor (whether it’s the PM side, or just where and how to find more yield and to improve my return). This was important as my rental is a high-end property charging ~$5k/mo so if things go poorly with tenants, I have a lot to lose financially.

The bigger local PMs didn’t work for me as it felt like I didn’t have a relationship with anyone and my property would just get farmed out. The tech companies definitely didn’t work as I was just talking to someone junior behind a computer screen who is trying to run a property management business using software “at scale” (which translates into no service).

Over the last 3 years, we’ve had 2 tenants and both were fairly high maintenance and demanding. Greg handled every tenant request/complaint professionally and patiently. He personally attended to every situation, often times in person when he didn’t need to be. He shielded me from many issues and saved a ton of my time and money. But he also engaged me when he felt that I needed to be involved.

Net-net is that both tenants had ZERO issues with rent payments or tardy rents. Neither tenants left any damages other than normal wear and tear. And most importantly, for a high end rental, I did not have a single month of vacancy since hiring Greg/Authentic!

As a first time landlord working with a property manager, I couldn’t have asked for a better experience. I intend to continue working with Greg well into the future and as I continue to increase my rental portfolio.
